GOEDGENOEG & ARMSTRONG HOUSE
These two farms are being sold as a 707 hectare unit, which is predominately made up of what is considered to be sweeter veld in the area but does have areas of sour veld. The Eastern Boundary runs parallel with a tributary to the Koonap River and on its banks lie 22 hectares of developed pastures irrigated with draglines from water drawn from the river and a dam which is filled by means of a furrow drawing water from a neighbouring property. The veld carries at 4 hectares to 1 Large Stock Unit, with reported annual rainfall of between 600mm in the lower areas and 800mm on the high ground.
There are a number of additional stock dams and a good system of fountains, which are aided by electrical pumps in the river that feed to reservoirs and tanks into a system of troughs, making for more than sufficient stock waters throughout the farm. The roads are in good condition and have recently been upgraded. Fencing is adequately stock proof.
There are two old farmhouses on the properties that are in need of attention. One is habitable, the other is used for storage. The Post Retief Tennis Courts and Social Club are on Armstrong House and are subject to a 25 year lease that was renewed in 2024.
Notable infrastructure includes a 240 square meter shed with a mezzanine level, cattle working facilities including a crush and dip, small stock handling facilities in good working order and another 60 square meter livestock shed. The sprinklers and drag line hoses are not included in the sale of the Farm.
